Selling a home may not be as difficult as buying one....though it certainly comes with its own challenges
BEFORE YOU LIST YOUR HOME
You must consider a range of prices...on the high end is the price you think you might be able to sell it for, and on the low end you must decide on a price you will settle for. You must do your homework to compare what other homes are selling for, and you must be realistic about what you can expect...there is no room for wishful thinking.
This requires making a realistic assessment of your current home and its' condition, putting aside your personal attachment and considering what an outsider will see. You must decide whether to invest a little bit of time and money, or a lot of time and money, into cleaning and maintenance and repair to make it more attractive to potential buyers, or whether to sell in "as-is condition".
You also need to have a plan for what you are going to do and where you are going to go after you sell your home, and have a contingency plan on what to do if it doesn't sell within your expected or needed time-frame.
